The #1 way investors get burned? Trusting an inaccurate T-12. You can’t underwrite a dream. You underwrite numbers—and if the seller’s T-12 is off, your whole deal could fall apart after closing. As a commercial debt lender, I’ve seen deals fall through or get restructured at the last minute just because someone didn’t verify the financials. Here are 5 ways to make sure the T-12 is accurate: ✅ Cross-check with bank statements — Numbers on paper mean nothing without real deposits. ✅ Look for seasonal patterns — If December and July are “too consistent,” something’s off. ✅ Watch for one-time spikes — A sudden income jump before listing is a red flag. ✅ Ask for backup — Rent rolls, service contracts, utility bills—get it all. ✅ Stress test the numbers — Would this still cash flow if collections dropped 10%? Mortgage rates in August continued their steady decline and are now at their lowest rate since last November. The 30-year fixed-rate #mortgage averaged 6.59% last month, 13 basis points (bps) lower than July. The 15-year rate fell 15 bps to 5.71%. https://lnkd.in/ekKPj396
