My wife and I just sold our home for $124,000. The appraisal came back at $120,000. What options do we have as the seller? With an FHA Appraisal, I know that once a case number is filed, that appraisal is good for 6 months. Does that mean we can't sell the property to any buyer who is using an FHA loan for anything more than $120,000? Are we stuck?

With so many people underwater, and even more behind in their mortgages, the banks need to work with real estate agents in re-evaluating homeowner's financial situations with respect to their mortgage obligations. If they fall behind and are unable to get a loan modification, the banks should be ready to flag these homeowner's as "short sale eligible." What do you think of this as a way of expediting the home sales for the coming year?

Closed Question: With the current economic situation, how have brokers and Commercial Real Estate firms changed the way they find new clients and market their properties?

Hey, I am a college student doing a research paper on the Commercial RE sector. I am curious as to how people in the industry have adapted to the current market. How are you changing / what are you keeping in order to find new clients and hold on to old ones?

Closed Question: How do you feel about the new extension and expansion of the Home Buyer Tax Credit?

H.R. 3548 Passed the Senate on Nov 4th and passed the House on Nov 5th. It is expected to be signed by Obama on Nov 6th. The new terms of the extension allow home buyers to get under contract by April 30th to take advantage of the credit. The expansion also includes a credit for people that have lived in their primary residence for 5 of the past 8 years. Do you agree with the extension? Do you agree with the expansion?

I want to invest in long term real-estate. I know there are a lot of great bargains out there. Can anyone suggest an area that prices have fallen enough that it pays to invest in?
Clarification added November 5, 2009 3:47 PM: Thanks Mark and Dave, but is there any legal basis or consequence on no-shows? Seems like there's legal basis for notification of entry, but not no-shows.
Clarification added November 6, 2009 4:13 PM: I'm astounded by how many good responses I've gotten here. To address some of them:
