What is a short sale?
A short sale is a negotiated settlement between the property owner and the lender, usually a bank. In a short sale, the bank agrees to take less money than is owed on the property owner’s mortgage(s). A short sale occurs when the net proceeds from the sale of a home are not enough to cover the sellers’ mortgage obligations and closing costs, such as property taxes, transfer taxes, and the real estate practitioner’s commission. And the seller is unable or unwilling to cover the difference. A home owner must be two months behind in paying their mortgage for a lender to consider them eligible for a short sale.
