Background: Eight years in strategy consulting at Deloitte and Touche, then Accenture (Arthur Andersen). This taught me how to lead teams to develop breakthrough strategic approaches to gain market share. This experience underpins our current efforts at YCRE.
Objective: Our objective is not to be the largest real estate firm, but rather to be the real estate thought leader in our marketplace. We are the third largest independent brokerage in the Denver metro. In 2009, the overall market is down about 20% in transaction volume. We are UP 20%.
What we're up to: We've developed a real estate valuation engine - give it an address, and it will tell you what the property is worth. Unlike Zillow, it's based on sold comps from the MLS, which is what a licensed appraiser uses to value a home. We can use this technology to develop price opinions for every active listing on the market, and determine which are overpriced and which represent excellent values for our clients. The 210+ Realtors and Loan Officers who work for YCRE use this as a significant competitive advantage for attracting new prospects and helping clients capture value in the marketplace.
One of the other unique things we do is conduct detailed analyses to understand the trends in the market, which neighborhoods have performed well (or poorly), and develop an educated guess about which areas are likely to do well next. We publish retrospective trends analyses in many Colorado Real Estate Journals to increase the firm's profile in the industry. Prospective forecasts are used primarily for clients interested in properties that will outperform the market in appreciation.
Finally, my second book "Thrive - How to Succeed in a Down Market" has been instrumental in helping me help Realtors re-design their business plans and re-start their careers. Helping people succeed is the best part of my job.
