- Provide leadership and oversight for performance of Three Wachovia Center: a 950,000SF class A multi-tenant office tower
- Supervise and oversee the management of The Green (a multi-use development of office, retail, public space and multi-level parking garage) and 600,000SF of leased space for high profile Fortune 100 client.
- Interface with asset owner and senior regional personnel
- Prepare, monitor, reconcile and forecast $10MM+ operating budget for property portfolio
- Work closely with leasing agent to evaluate potential tenants and space requirements
- Identify, bid, negotiate, contract and manage recurring maintenance services for property portfolio with third party vendors resulting in over $100K in annual savings
- Provide leadership during critical situations and events that impact the building tenants and operations
- Negotiate, review, administer, evaluate and enforce tenant leases and amendments, including cash flow analysis
- Oversee tenant build-out construction: protected landlords interest during a 24,000SF office tenant build-out and 6,000SF retail tenant build-out
- Project Management responsibilities: Develop cost estimates and project pricing; evaluate and level contractor bids and justify selection; maintain documentation of project, including construction drawings, contracts, permits, change requests and certificates of occupancy; lead project through successful completion, including delivering product on time and within budget constraints; process, record and reconcile all project invoices and pay applications
