    West Fork Advisors offers borrowers ready money for senior note purchases on reposition assets. The company will advance monies to the maximum that the property can service “as is” and possible more in the form of participating mezzanine debt on a hope note. This is good for borrowers who believe their equity is still somewhere to be found in the future when cap rates recover. Our money is not cheap or for the weakest of borrowers as the company will likely require alternative collateral for the mezz piece and very high coverage ratios from alternative collateral. We do however allow borrowers with a good plan the opportunity to “keep their powder dry” for the buying opportunities many believe are around the corner.

    Also, West Fork will place mezzanine capital on a property where a non monetary default has occurred. Again the money is well collateralized, recourse and expensive, but it can give lenders the ability to obtain some balance sheet capital by rebalancing loans. Borrowers can keep some capital in the bank, buy some time with an extended terms well balanced senior, not make a capital call to their equity and live to fight another day.
