  • Marketing Director

    Federal Home Mortgage

    (Management Consulting industry)

    20062009 (3 years )

Provided project management and direct marketing for 30 loan originators, developing lifecycle management and results analysis.

Direct mail campaign was optimized through a variety of testing measures to continually improve response. Testing and results included (in an environment where industry response rates where typically dropping):
    • Testing list vendors for most cost effective lists, greatest flexibility and greatest information.
    • Testing optimum envelope return on investment. As weekly mailings were typically over 3,000 – This allowed weekly testing of ideas using simple A-B testing based on separate 800 numbers to allow results to be accurately measured. In addition, tracking system including call sheets allowed results to be measured through entire lifecycle.
    • Copy testing. This again was tested on an A-B format continually by utilizing different 800 number responses.
    • Response number testing – testing response of using different area codes:
    • Program testing. AB testing of different mortgage programs to see which program caught a respondents’ eye the most.
    • Of course the best indicator of response was tuning who the mailings were to.
    • Number of touches. This included testing how many times a give household had received direct mail from us in what ever form.

Initial response rates were typically around 0.5% through testing and design listed above response rates would go as high as 5%. Although, highest response rates are not always chosen longer term. The higher response rates may not have been sustainable due to a lack of a large enough pool to continue to mail to. Additionally, other ways of increasing response rates may have produced higher rates, but were not cost effective (i.e. express envelopes increased rates but were not cost effective based on lower volume and cash flow issues).
