No-Fee Mortgages May or May Not Be Cheaper
In order to be competitive, quite a few mortgage companies are currently promoting so-called "no fee" mortgages. According to advertising from several loan companies, you can obtain a loan or mortgage where you only pay interest; there are no extra fees at closing. Can you really save money by applying for a no fee loan?
What does this mean for you, the loan applicant? As with all loans or anything else that you buy of value, you need to shop around before taking out a loan. The only way you can determine who may be offering a good deal is to compare the costs of all the lenders and crunch some numbers. Each mortgage company will have different methods of making their revenue; some will offer increased rates, others will add more closing costs. Only when you assess the total numbers, including how much you will pay by the time the mortgage is paid off, will you be able to tell who is offering the lowest cost.

Is the promotion a financial scam? No, but it can be a bit misleading. You might not be actually paying less money, but it makes for good advertising. The companies, through their advertising, want you to think that you are paying less, as claiming that there are no fees might lead you to believe that you are paying less money. Anytime you think about taking out a home loan, you should compare all of the estimates from all of the lenders you work with in order to find the loan that works best for you. Smart consumers are usually skeptical when something seems too good to be true.
