To date, Sterling's funds have invested in over $4.5 billion of assets in 43 states. Measured by invested equity, the asset mix of SAP's II, III, IV,& V funds is 55% multifamily and 45% commercial. These funds include over 25,000 residential units, 9.1 million square feet of office and industrial/retail space and including SAP I, over $1 billion dollars in mortgage notes and loans.

In 2006, Sterling American launched its fifth fund, Sterling American Property V. SAP V is a discretionary fund in excess of $600 million that invests in all forms of real estate, with an emphasis on office and multifamily opportunities. As of the first quarter of 2008, SAP V has deployed over 50% of the raised equity, acquiring 2.8 million square feet of office space and over 3000 apartment units.
