Looking for a quote for CMS based commercial real estate site. Prefer Joomla or Drupal but will consider options.

Several people have asked for more detail on what I'm looking for. Here's what I need:
Agent profiles
Listings (Land, Office, Retail, Industrial, Income) and allow listings to be in multiple categories like an office building that could an income or owner occupied building
Company info with services offered (Listing, Development Consulting, Investments, Buyer/Tenant Rep)
Articles (aka blogs, articles sounds more professional imho)
I would also like to be able to attach various documents to listings, probably .pdf's for the most part
Virtual tour (actually for land development and not buildings, I want to video development sites so someone that has never been to Columbia could see the video and get a feel for the location)
I would also like a place where people could request more info on properties and perhaps even request a CMA and be able to provide simple preliminary data.
Industry relative news feeds could be a plus
I wouldn't mind a mortgage calc located close to a "current rates" section either.
I would like this done in a simple but attractive site (not a ton of glitz and glamour to distract people just good old solid information)

Hi, you'll have to forgive my scanty profile, but I've just joined.
I run a UK based web development company and we're just about to launch a site for another commercial real estate company.
We can provide you with a Drupal CMS site having worked on Drupal sites for several years. We partner with graphic designers for the artwork, so if you're comfortable with a design practice already we can work with them, otherwise we can recommend you one.

We are a web development company in Raleigh North Carolina. We designed svn-aim.com recently. We are starting to work with Drupal and can design areal estate site up to 20 pages with a full custom layout and property listings for under $6K. Can get references.

Consider another option, I custom designed PropertyClubPro.com for commercial real estate businesses. There is no charge to register you or your staff to use it in your operations. There are no advertisements or distractions and has adequate content management of documentation associated with the properties. This has gone through several iterations of refinement. My intent is to take the site to the next level of integration with the Semantic Web and Linked Data through the use of Property Banks. What are the objectives for the site beyond making changes through a CMS? Lead capture, customer service, project portal, blog, email marketing, SEO, design, site architecture?
All of these would factor into a proposed solution. I would recommend defining the business needs and specific project goals (short and long term) first and let that drive your technology solution.

My I ask why do you need to use Joomla or Drupal? If its a Real Estate website you can use CMS systems that are specifically designed for it. Like Open Realty.

My company has just successfully created the Drupal site; www.greenopolis.com. Although that platform is a social network, our initial sites were primarily what you've described.
My question back to you would be the extendability you'll need. Are you hoping for a site that will last quite awhile without many changes or spec revisions? No future expansion, etc? If so, I'd go with the Joomla platform. If you're hoping to add new modules, usability and tools in the future, you may want to talk to a Drupal development team.
