Given The Real Opportunity, Would You Live At A Resort That Was "Green" & Energy Positive?

"Energy Positive" means that the Resort would produce more energy than it uses....therefore helping the community that it's built in and helping the planet!

Would you consider selling your current home and moving?
If leasing, would you move?
Would you invest a little extra for your new home if you knew that it would help your community and the planet?
How much more?
How soon would you move?

CLARIFICATIONS:
1. The word "Resort" does not mean it's absent of businesses, art, culture, variety, job opportunities etc.
2. The words "Resort" & "Energy Positive" do not necessarily mean it's expensive!
3. The Resorts could be located in Urban Areas world-wide & close to airports and other amenities!
4. The Resorts could located next to major transportation...trolleys, trains, major freeways... ie: TODs Transportation Oriented Developments!
5. The Resorts could be available for anyone and everyone....young & old...for buying Condos and leasing Apartments...and visitors!
6. The Resorts design could "separate" residents and visitors but everyone can enjoy the Resort!

You lost me at Urban area.

I like being in the middle of nowhere, even if that nowhere happens to be surrounded by an ever-expanding suburbia. As long I still have to walk or drive at least a half mile before I can see all the cookie cutter dwellings on top of each other and in each others' backyards I'm good.

No I would not choose one specifically. If it were a choice of two otherwise equal options then it might be a deciding factor but not otherwise. And certainly not at a premium.

What % of the public are currently buying and driving Hybrid vehicles? That's your audience. It might pencil out in selected areas, Santa Monica, San Francisco, etc.. I'm going to live where I get the most bang for my buck with considerations for quality of life including, but not limited to crime, climate, employment, entertainment, etc...

At the moment, I don't see evidence that the "Green" nomenclature has become important enough to rank as a deciding factor in decision making, at best it can break a tie, or be a bonus. This may change if energy and environmental costs become a permanent consideration for people. That is not a sure thing; consider the short term reaction in American society to the first oil embargo.

For myself, I try to be environmentally aware, but have no desire to incur the premium costs of being on the cutting edge of going "Green" (e.g., installing a solar system that has heavy capital costs, but a five year or longer break-even point).

I would. But I have attempted to sell homes based on the fact that they were green. Most buyers want the most they can get for their money. Once I explained that the reason the property was considered green was because it was so energy efficient they started paying attention. When I clarified by giving specific examples, then they became interested. Like. The home owner states that their electricity bill is only about $50.00 per month (aprox 5,00 sq ft home). And: I was in the home when it was 94 degrees outside and it was quite comfortable in the home, and the air conditioning system was not turned on.

Hey Brad,

That is an interesting question and one that seems to be talked about quite a lot over here in the UK as it has become a bit of a fashionable topic.

I haven't noticed it yet and I am sure this is down to cost primarily. Until more developers start to utilise the Green Technology, cost will still be high and therefore the cost of the development will be high. However, our government are making pushes to improve Green Technology with house building and I am sure this will continue to grow in stature in the future.

I was approached a while ago about a development in Costa Rica which, though we didn't end up marketing it for a variety of reasons, I was struck at the message they delivered about Green Technology. I think the website is www.kalialiving.com and their founder is actually on LinkedIn by the name of Zach Cohen.

Get rid of the word "resort". Even though you explained it, I see a mixture of Club Med and Stepford Wives. Try "community" instead maybe.

Beyond that, I like diversity and history and character too much to live in another planned community of any type.

Now if you could apply that thought to an area of existing homes, build new ones in in-fill areas, "green up" the older ones, and entice the right mix of businesses in to create an urban, pedestrian friendly environment, then you've got me!

I would not sell a private residence to move into a resort. I might consider breaking a lease to move into a resort. I would not invest more to help my community and the planet. The variables in features and benefits make for a nebulous value. Urgency to move would depend on location, benefit associated with location, resort concept and project aspirations, benefits of ownership and perks affiliated with purchase prior to completion and/or during construction. If you are thinking of building a new project, good luck. Hope you've had many focus groups with local and neighboring people and considered local area demographics along with the economic reality of the locals ability to invest recirculating money versus speculative new money. 3. What is, if any, return on investment?

Being in the middle east this is a question that plagues the Masdar City project in Abu Dhabi. I think Greg gave the best possible answer, but failed to mention that it is possible to obtain a 'green premium' as has been shown in many other products such as mutual funds, airline tickets and fashion. All other things being equal there is enough of the population willing to pay a slightly higher price to have a clearer conscience... it's just not as much of a premium as most people are hoping.
