looking for the study that said displaying family portraits increases the resale value of a home

Clarification added December 12, 2008:

The study I am looking for is a recent one and it does go against all I have ever heard and all that my real estate connections have ever heard. That being I am trying to find the study so I can read it for myself.

Denise,
I have always read and have been instructed that displaying personal pictures in a home that is for sale has a negative affect. Seems the potential buyers experience a negative feeling and can't seem to imagine themselves in the home when this type of decor is present. I would be very interested in this study if the reverse were true.

I have never heard that either. In fact selling a home requires depersonalizing the home so that potential buyers are not distracted or put off by personal things like photos. A buyer wants to imagine the home with their own belongings and cannot do that if the home is cluttered with too much of the current owners things.

I believe the exact opposite is true.

The house should look like a model home, into which people can feel "at home" or see themselves living there. In fact, one of the reasons some people prefer a new home rather than a resale is precisely because nobody else has lived there. So they don't want to see family photos.

The first thing to do when preparing a home for sale is to depersonalize it. This is because buying a home is an emotional decision. So you need to evoke feelings of being “at home”.

Yes, there will be much of sentimental value in and around the home. But they are meaningless and distracting if not off-putting to a buyer. They want to see themselves moving in and creating their own memories.

So get rid of family photos (others maybe OK, if they are art, and add to the decor), sports trophies, collectibles, souvenirs, nick-knacks, ketch. And don't store them in a spare room, attic or garage where they may be seen. Put them in storage. Clean out as much space as possible to make the home uncluttered and seem larger than it really is

For the last time people. If you are moving then start packing. It makes viewings more likely to result in a sale. It is just one way to ensure your home sells. I'm sure Denise can take some delightful pics for you to display in your new home.

Hate to say it but home staging seems to avoid personal photos like a plague. I can't find any studies to back up this choice, but all of the top 10 Google results for '"home staging" "personal photos"' say to get rid of most or all personal photos.
