What do Real-estate agents or mortgage brokers look for when choosing an Escrow Company?
I’m an owner of a small independent Escrow Company and can’t figure out what would make a real-estate agent/mortgage broker a loyal customer, is it Service? Price? Or what?
My employees provide excellent service but the repeat business is just not there.
Any suggestion or input?
Also, can anyone suggest a number of excellent marketing techniques or strategies that would work best to attract business in the escrow industry?
I will really appreciate your response and input.

The settlement day is "Prime Time" for the Buyers and the Sellers. It is also a time for the Mortgage Representative to meet the Realtors involved in the transaction. In my opinion, the best Title and/or Abstract Companies are those who excel in making sure their agents are treating everyone at that table the best thing since sliced bread. From start to finish on settlement day.

There's a reason (or reasons) why the repeat business isnt there. Maybe it is because the realty agents prefer to do business with 1 firm that theyve seen repeated, proven, dependable work from. Ask yourself if your firm really does do that kind of work.
Next, you need to ask the tough question of your former client(s) and be willing to accept the answer with gratitude rather than defensively. Take action on what you hear.
"Excellent marketing techniques" are the ones that you can measure and prove as effective. Guesswork is not affordable to most businesses.
If you were a real estate agent, what would your top 5 list of "escrow companies annoy me and tick off my client by doing (whatever)" be? Do you do any of them? Have you spoken with your clients and gotten their opinion about your service?
Dont compete solely on price unless you want to be looking for work when BigCompany decides to start doing escrow.
