What should be expected of a reliable real estate agent 60 days before, 30 days before, and when new homes are completed by the hiring developer?

Clarification added 7 months ago:

I mean for this to be fairly general. If a builder could do anything asked in favor of the realtor, what would be due diligence during the time before the homes are finished. We are talking no more than a dozen homes on a project.

That is really a open ended question, do they have specs that they can show the work of the builder, is there a show house that they can have open houses, what are the days on market for that area, if the typical new house is on the market 120 days after it is complete or 30 days, when is the builder listing the house as soon as pemits are received or 60 days from complete, is the house rough-in complete?

Unless you give the realtor something to work with it hard to say.

Adam,
Ditto to Sammy...I have represented many developers...when the project wasnt complete..we had an engineer build a proto type of the completed project in question...than we get a trailor, deck it out , hire 3 of our top agents and keep open 7 days /week 9-6...with a raffle held and tours of project site....the potential buyers...also get a brochure of different models, floor plans if you will to chose from...the early buyers get the best deals...Are you a sles agent, or going to represent a builder?
if your here in Florida...I'll help..
