What would be essential to have in your beach house?

-a big and well equipped kitchen because it’s there where you want to have you friends for good times.
-a studio with a good library, because you want to exercise your creativity in your relaxing time.
-a very comfortable room.
-the house can be very small, because you don’t want to spend time in maintenance.

*Think well about it, as you were really building it.

This is a fun moment! A minute to escape and place myself at the beach.

If it is my second home, the tinier the better.....something very cozy and easy to maintain so that relaxing can be the main focus of the house. But, the kitchen is important as I love to cook.....doesn't have to be large, just well equipped with necessary tools and appliances, but not every single gadget or convenience.

If it's my primary home and at the beach.....I want it all......gourmet kitchen with everything included, lots of closet space, and lots of room. Big windows to enjoy the ocean view, deck for relaxing but with a sheltered area to be outside but out of the sun when it is too hot.

How timely could your question be? I just got home from the beach!

Sliding glass wall/doors that allow you to completely open the room to the outdoors.

Radiant-heated concrete floors thru-out - no maintenance.

Outdoor shower.

Solar/wind energy -geothermal heating - I don't want utility bills from a home I don't spend a majority of my time in

From a builder perspective. Hurricane grade windows and exterior doors, also help on insurance costs. Wood flooring with flat finish since it gets scuffed up from the sand and traffic, if it is an open door beach house vs. closed in. Outdoor shower, enclosed if possible w/ a view, keeps wet people out of the house and wear and tear on the interior plumbing. Keep canned lighting to a minimum since they tend to erode and are diffucult to replace. Sliding doors are a nightmare with the beach weather. Sorry to be so pratical. Learned these ideas working on my parents home for 20 years.

Oooooo! I like this question... Since this would be, for me, a dream house, it comes with a dream budget. Here are my specs... The house is on a cliff with steps leading down to the surf. If you look one way, you have a view of the sea, when you look the other way, you think you are in the middle of a forest, that is once you have passed our lovely and expansive garden with a rockery, a water feature and pond, vegetable patch, etc.

Yes, a big kitchen with an island is a must as I love to cook and entertain. I like the idea of skylights and lots of windows, an outdoor fireplace, a wine cellar, artist studio and a library and a writing room, an entertainment room and at least 2 guest rooms each with en suite bathrooms so that we could have family and friends come visit often.

I am afraid that I would love this house so much that it would become our main house so, it could be big. But, with the dream budget, we could afford to hire the maintenance in.

Thank you for this fun moment and "thought vacation" - think I will start reading the creative visualization book again!

An outdoor shower, an outdoor sink for cleaning fish and caught sea food, an outdoor fire pit to chill outside with good friends, an open space for entertainment, a built in sound system, mildew resistant materials, lots of storage for relaxation reading, an industrial washer for sandy towels, and a boat slip - heck add a butler and a yacht too.

I would like to have the beach house on the lagoon for finger docks in order to be able to dock a boat. It would not be a LARGE house because as stated the larger the home the more the maintenance. Make sure it has vinyl siding and coated with a coating to resist the harsh salt air and water and seagull droppings. Make sure it is detached from any other homes and it is a stand alone. I wouldn't suggest having it in a CONDO association. The costs of repair can hurt you if you don't have enough money but in the end it could add value. Nice to have a carport either on the side or under the unit for parking cars so you have room to park. I would even add an elevator especially if your parents or relatives can't go up and down. Large windows to capture the shoreline. I would like a sunken living room.

First, my Beach House is in Rio! Right on the Beach!

A huge, well-equipped, eat-in Kitchen is a good start.

And by well-equipped, it has (along with the standard stuff):
- Electric ice cream maker
- Separate brick oven
- Large bay window with indoor herb garden

Kitchen, living room, and 5 "master" bedrooms, each with their own bathroom. That's it. A 7 room house! Wrap-around porch with a 6 person hot tub!

I think the most essential thing in my beach house would be a nice and efficient Drainage disposal system. If ever one day the sewer lines chokes up, and you will end up hating that house like hell.
And of course it should we quite away from shore to be able to avoid those unexpected bigger waves.

I'm selling my beach house, but we had a lot of the features already mentioned-- bedroom converted to a library, outdoor deckage, etc.

The thing I would add is seating in the kitchen -- we had an old garden bench, and that way our friends could sit and chat with us while we cooked.
