Do you have a client that has a large real estate development project, commercial project, or government infrastructure project that is requesting financing in the range of $500 million –$10 billion and are looking for a real lending source to finance these projects? We have deals in Mexico, El Salvador, Egypt, and St. Croix. These are resorts, casinos, hotels, commercial development. The lenders we are currently dealing with are working on a non-recourse loan arrangement. The borrowers we are working with have extensive experience and satisfactory investment in the deals and net worth. The lender is structuring a JV equity and senior debt financing. I wanted to see if people have found other lenders to accommodate these deals due to the current market.

We have a source that is focusing on financing these deals. Due to the current climate in the United States market, this lender has only been focusing on these types of deals internationally only and have excluded this for US based projects. However, they have finally opened up financing in the United States. The underwriting criteria are open to all types of real estate based projects private or public. From real estate developers, to government infrastructure projects, our lender can finance them all. The sources of funds are from several very credible sources; a $32 billion dollar US based Hedge Fund, a $25 billion Dubai Investment Fund, a $110 billion pension fund, and several international institutional investors with over $50 billion in assets. Underwriting is driven by merit of projects and qualifications of principals (net worth, liquidity, cash investment in project – “skin in game”, and experience) involved.

Steve you make a good point –
All the deals that we do receive require are submitted because they need a certain component of financing that is not being facilitated by their local lender. Our lenders focus on international deals so all the proper checks and balances are in place in order to properly evaluate the merit of each transaction. Third party vendors are all local to the respective markets. Our lenders have many contacts such as lawyers, appraisers, and consultants that they rely on. Since the lenders are considered smart money investors, their aggressive underwriting and flexible financing options provides a strong competitive advantage to other local lending institutions. Therefore, we are never competing with local lenders just working on deals that they can not do or chose not to. Our lenders are purely providing a niche play in today’s global lending markets.

These types of request do arise, yes. The sponsorship is typically convoluted, lacking the ability to produce a management structure, financial statements and liquidity to enable financing. No single lender will have an appetite for such a large investment, and therefore, the financing package will necessitate participation by an array of institutions. While these can and are accomplished, the marketplace has become very difficult for such large packages.
Capital still exists for such ventures, but will be very cautious and require highly invasive underwriting. What sort of projects are your seeking financing for and where are they located, who is taking the recourse, and how credible are the borrowers?

We have two larger scale projects coming up on the horizon for which we will be looking for JV/Equity partners. One is a high end, mixed use 23/25 story building in Pittsburgh that will include a luxury hotel (anticipate Ritz), two floors of private surgical facilities/doctor offices, retail, revolving restaurant, and potentially 12 to 18 large private condos/luxury suites. We are in process of tying up the land now on this deal. Anticipate $30M to $45M in development and construction costs (depending on soil conditions).
The second project is a 250 unit botique hotel in the New Orleans area. This project is at least a year out (or more) from breaking ground.
We are almost to the point we could begin discussing details on the first project and are working to create a list of potential investors. We'd prefer a single equity investor, rather than a group (for obvious reasons) and any of the investors you mentioned would seem to fit the bill.

I am aware of several Projects in Asia, Infrastructure, resorts, casinos etc which are currently considering project financing options, most being in the US$1-5b range and have been involved in arranging such funding and then managing the construction of the financed facility. These are generally financed on a non recourse basis through a senior facilities agreement with a syndicate of lenders. When the US debt market collapsed about 13-14 months ago we found that the Asian debt market was more than willing to step in. It is still possible to borrow funds in the Asian Markets, although a bit more difficult than say 15 months. Most important from a borrowers point of view it is still possible to obtain multiple offers so your lenders will have to compete for the business with lenders who probably have a better knowledge of the Asian Market and the players which helps in sorting out the real projects from the vapour ware ones.

It is situated in one of the most beautiful spots of our eastern coast amongst a stunning context which offers breathtaking views and represents a unique opportunity if not only for its location, only 20 miles from the volcano Etna and overlooking the Acitrezza Faraglioni.
The area comprises of 51.000 square meters, 35.700 of which are suitable for the erection of a 2 storey building of up to 8 meters.
The land does not have direct access to the sea.
